Description teOnce you submit an accepted address and fill out all the necessary details, one of our JV Acquisitions team members will get back to you within 24 hours—usually even sooner! They might have some questions from our underwriter or they'll let you know if we can go ahead with a 50/50 joint venture if the numbers are tight. Once you submit an address, one of our JV Acquisitions Reps will get in touch within 24 hours—often much sooner. They'll either provide a buy price or ask further questions from our underwriter (once we get that info then we can provide the buy price). If your contract is accepted and the price is within $25k of our suggested buy price (for example, we suggest $230k and you secure it at $255k), we’ll have a 72 business hour exclusive option to handle the sale. This will be a 50/50 joint venture. If you market and sell the deal during our exclusivity period, the profits are still split 50/50. Please note: You must select three checkboxes on the form in order to request a buy price, which will include these guidelines.

If off market and ARV is UNDER $1,000,000 -Your MAO must be within $50k of their asking price or over unless you know that they are willing to accept more than $50k off
If off market and ARV is OVER $1,000,000 -Your MAO must be within $100k of their asking price or over unless you know that they are willing to accept more than $150k off
If on market and ARV is UNDER $1,000,000 - know the sellers “bottom line” (not list price) and MAO must be within $50k of their “bottom line” or over

You must be ok with giving us 72 business hours of exclusivity if offer accepted and JVing 50/50.

Yes, we do gator lend. If you would like us to put up EMD on a deal then we would have to approve of the contract price first. If we do then we will sign a 60/40 JV (60% to us) and Korben Kirscht will have to go on the PSA with the seller and one of Korbens’ authorized signers will have to sign the contract.
